Please help me access my server from an external network.

I am having problems accessing my server from an external network. Any help would be appreciated.
1) Access from a computer on the same network works fine.
2) If I DMZ my computer, I can access the server remotely.
3) If i port forward the entire range it works fine.
4) If i port forward the individual port, it doesn't work. ie port 8080 or 9090 or any port that i have assigned it.
5) I am running the latest version on a mac mini
6) I have MI424-WR router provided from Verizon.
any help would be greatly appreciated as I would rather not DMZ my mac mini.
Version: 0.5.0 final
OS: OSX Snow Leopard
Install-Type: OSx.app
Skin: N/A
Firewall: OSX
IPV6: No
Reproducible: Yes (at least on my configuration)
